You need to check your state's housing and tenant laws. Usually in a case of a new buyer evicting an old tenant, If they are still under lease, the lease is still honored. If there is no lease, they usually have to provide you with a 2 week or 1 month period to vacate.
If the rent is nice, I'd go ahead and try to negotiate a 6 month or 1 year lease and look to buy a house.
